Home Maintenance Tools


Whether you own or lease your home, you’ll need to handle some basic maintenance tasks. It’s good to have a basic tool set for various household tasks. Keep them in a tool bag, box or a belt with pouches. Ensure they’re stored in one location to easily find them during an emergency and return them afterward.

Essential Tools
• Plunger: Essential for unclogging toilets and sinks.
• Utility Knife: Handy for cutting materials like cardboard, drywall, and plastic. Get replacement blades too.
• Flashlight: Useful for work in dark or dimly lit areas, especially during power outages. Have extra batteries.
• Hammer: A versatile tool for driving nails, removing nails, and light demolition work. Handles can be wood or metal.
• Tape Measure: Essential for measuring dimensions accurately for various projects. Available in many lengths.
• Extension Cord: Provides flexibility for working in areas without nearby power outlets. A 100-foot cord is ideal.
• Screwdriver Set: Screwdrivers adjust screw tightness. Have both flathead and Phillips head in various sizes.
• Adjustable Crescent Wrench: The single tool is useful for tightening or loosening nuts and bolts of different sizes.
• Step Ladder: Allows safe access to higher areas for tasks like changing light bulbs or accessing storage.
• Duct Tape and Electrical Tape: Versatile for temporary fixes and small repairs. They are not interchangeable.
• WD-40 or Similar Lubricant: Helps loosen rusted or stuck parts and prevents squeaks in hinges and locks.
• Pliers Set: Includes regular pliers, needle-nose pliers, and locking pliers for gripping, bending, and cutting wires.
• Putty knife: Works as a scraper, cutter and spreader.
• Cordless Drill/Driver: Makes drilling holes, driving screws, minor grinding, and mixing paint faster and easier.
• Work Gloves and Safety Glasses: Protect your hands and eyes during various maintenance tasks.
• Safety Equipment: Dust mask, ear protection, and specialized gloves are advised depending on the task.

Overlooked Tools
• Water Main Key and T-bar: The key opens the meter box, and the T-bar shuts off a house’s main water valve for repairs.
• Voltage Tester: Essential for checking if electrical circuits are live before working on them.
• Stud Finder: Helps locate studs behind walls to hang heavy items securely. It can also detect electrical lines.
• Level: Ensures pictures, shelves, and other items are hung straight both vertically and horizontally.
• Painter’s 5-in-1 Tool: Functions as a paint roller cleaner, paint can opener, putty knife, scraper and gouger.
• Square: Accurately measures in inches and centimeters, verifies right angles, and has a metal edge for straight lines.
• Caulk Gun: Essential to seal gaps and cracks around windows, doors, and other surfaces. See “Let’s Talk Caulk.”
• Pipe Wrench: Preferred for plumbing repairs and installations. Adjustable head grips and turns pipes.
• Rubber Mallet: Ideal for assembling furniture or tapping items into place without damaging them.
• Hacksaw: Handy for cutting through metal pipes, rods, and other materials. Has a fine-toothed, hardened blade.
• Wire Stripper: Necessary for easily removing insulation from electrical wires for repairs or installations.
• Sheet Metal Snips (scissors): Makes straight and curved manual cuts through various sheet metals and plastic.
• Drill Bit Set: It’s not required in an apartment but will be necessary for all other housing. See “Let’s Drill Into Bits.”

A major remodel, anything involving high voltage, or gas pipes should be handled by licensed and trained professionals. However, these tools can save you time and money during emergencies or while tackling projects around the house.

Total Solar Eclipse 2024 - Frisco Rail Yard

 
Guests gathered at the Frisco Rail Yard to observe the total solar eclipse as the moon obscured the sun at 1:40 p.m. on Monday, April 8, 2024. The 125-mile-wide shadow of the moon will cross the Earth at 1,600 miles per hour. The 2024 eclipse will cross many major cities from Texas to Maine. It’s the last total eclipse visible over the USA until 23 Aug. 2044. It was one of the most viewed celestial events in recorded history.

Market Statistics - April 2024




Most of the reported area remains in a Sellers’ Market except Van Alstyne, which remains a Buyers’ Market with 7.1 months of inventory. Van Alstyne also has the highest year-over-year inventory increase of 129% followed by McKinney at 75%. Plano and Melissa have the least inventory at 2.0 months. Melissa had the most significant year-over-year inventory drop at -45.9% with Aubrey following at -20.7%.

 




McKinney has the most Active homes at 661 while Gunter has the fewest at 11. Gunter had an eye-popping median sales price of more than a million dollars for its 30 active properties while its cost per square foot is still lower than Frisco and Prosper.



Dallas, Collin and Denton counties had significant drops in days on market from as high as the upper 30s to the lower 20s. Denton and Dallas counties are tied as the most affordable this month at $208 per square foot (psf) while Collin County increased since last month to get $216 psf. Dallas County has the most Active properties with 4,971. All three reported counties are close to getting a median of about 98% of the original listed price.

Total Solar Eclipse 2024

Where will you be during the Total Solar Eclipse of 2024?

Safely View the Total Solar Eclipse
A total solar eclipse is a significant astronomical event. One will occur on April 8, 2024. The 125-mile-wide shadow of the moon will cross the Earth at 1,600 miles per hour. The 2024 eclipse will cross many major cities from Texas to Maine. It’s the last total eclipse visible over the USA until 23 Aug. 2044. It is expected to be one of the most viewed celestial events in recorded history. Below are some key points you should know about it.

What Happens During an Eclipse
The moon moves between the Earth and the sun during a total solar eclipse and blocks the sun’s light. Daylight turns into darkness as the sun is completely obscured.

The sun’s corona, the outer atmosphere, becomes visible as a glowing halo around the darkened sun. Stars and planets may become visible in the darkened sky.

Temperatures drop as the Earth experiences a temporary cooling effect. Animals may behave as if it is night.

Why it Happens
While the sun is about 400 times larger than the moon, the moon is about 400 times closer to Earth than the sun is. Consequently, the moon fits almost perfectly over the entire surface of the sun from Earth’s viewpoint. Solar eclipses can only happen around a new moon because the moon is slightly farther away from Earth, leaving a perfect ring of sunlight. An annular eclipse happened in Texas this past October.

A total eclipse completely blocks the sun while an Annular solar eclipse only partially blocks the sun’s light because the moon’s orbit is closer to its maximum distance from Earth.

Safety Precautions
It’s essential to have safety precautions to view a solar eclipse. Looking directly at the sun without proper eye protection can cause severe eye damage or blindness. Special eclipse glasses or indirect viewing methods such as pinhole projectors should be used. However, it’s possible to look during the totality while the sun is completely covered.

Eclipse glasses should comply with the International Organization for Standardization (ISO) 12312-2 international safety standard and be purchased from a reputable seller.

Path of Totality
The path of totality, where the sun is completely obscured by the moon, will stretch across North America from Mexico to Canada. Major cities such as Mazatlán, Dallas, Little Rock, Indianapolis, Cleveland, Buffalo, and Montreal will experience totality. The area where light is completely blocked from the sun is called the “Umbra,” which is Latin for “shadow.” Areas where light is partially blocked are called the “Penumbra,” which is Latin for “almost, nearly.”

Duration
The entire event, from beginning to end, lasts a few hours. The period of totality will last a maximum of 4 minutes and 27 seconds over Radar Base, Texas, and 1 minute and 29 seconds over Syracuse, New York. The period of totality will otherwise range between those extremes at any given location along the eclipse’s path. The theoretical maximum to ever occur is 7 minutes and 30 seconds.

Weather Considerations
Weather conditions such as cloud cover and atmospheric conditions will play a crucial role in visibility.

Tourism and Events
Eclipses have often been associated with various cultural and religious beliefs. Because it occurs on a Monday in the spring this year, many observers will make it a long weekend.

Total solar eclipses often attract tourists and eclipse enthusiasts. Communities, organizations and businesses within the path have organized events and festivals to celebrate the occasion. Many hotels within the totality are already completely booked for the weekend.

Educational Opportunities
Solar eclipses offer unique educational opportunities for students and the general public to learn about astronomy, celestial mechanics, and the sun-Earth-moon system. Consequently, some school districts have canceled school for the day to allow students to experience the eclipse and avoid traffic congestion caused by an influx of tourists.

Future Eclipses
While this eclipse is significant, it’s not a once-in-a-lifetime event. Solar eclipses occur regularly worldwide while the path of totality varies per event. The next total eclipse occurs over Greenland, Iceland and Spain on 2 Aug. 2027. The next Texas eclipse is in August 2045. The next Dallas eclipse is in 2345.

Overall
A total solar eclipse presents a remarkable celestial event for those within its path and serves as an opportunity for scientific study, cultural appreciation, and public education.

Fly By – Lake Texoma
