Attention Texas Homestead Exemption Procrastinators


If you have never filed for a Texas Homestead Exemption on your primary residence, you need to file before the end of THIS WEEK.

The Homestead Exemption caps the annual property tax assessment increases at 10% rather than the current approximate 28%.

The deadline is April 30 each year. Even if you purchased your home this year, you can file for the exemption now. Follow this link for more information.

Market Watch - 22 April 2022


Since last week, New Listings have increased while Active Option Contract, Pending and Closed properties all decreased.

The market is showing signs of a correction after months of record high appreciation.


The Lease market had decreases in New Listings and Pending Properties while Closed Properties increased.

Market Watch - 10 April 2022


Since last week, New Listings, Active Option Contract and Pending Properties all increased while Closed Properties decreased.

This is the first time Closed Property volume has been below New Listings since 20 November 2020 - after 71 weeks of mostly inversion. 

This occurred on the heels of the War in Ukraine, historic inflation, fuel prices increasing dramatically and the Fed raising the interest rate with a promise of more to come. 


The Lease market had increases in all categories.

Lux Market Watch for March 2022


Since last month, the Luxury Market (homes priced higher than $750,000) had increases in Active Listings, Pending Properties and Closed Properties while there was a decrease in Active Option Contract properties.

The two most obvious observations are 1) the market is inverted and 2) the low AOC indicates a strong cash-buyer influence on the market. Keep these issues in mind about the luxury market.

With that said, it’s important to understand that this report is a snapshot of Active, AOC and Pending while it is a cumulative analysis of Closed properties for the month. As such, a high closed-to-listed ratio is understandable in this market because it only means that there are fewer homes currently for sale than closed transactions during the entire month.

There are currently 1,255 properties for sale in the lux market. Of these, 761 (60%) are priced higher than $1 million. Last month, there were 1,307 in this category. The total drop of 52 houses in the luxury market for one month is significant leading into the spring buying season. Inventory is lower than demand while inventory traditionally increases.

This sets up a strong seller’s market in the Luxury submarket that can demand higher prices while interest rates rise because – combined with the information above - interest rates don’t alarm cash buyers.

Market Watch - 1 April 2022


Since last week, New Listings and Closed Properties have increased while Pending properties decreased and AOC remained flat. Closed properties also exceeded Pending this week, which could indicate more cash transactions.

The primary resale market remains inverted for the 34th week since 13 Aug. 2022 when 82 more homes were listed than sold in one week. 

Volume is significantly lower in AOC, Pending and Closed than last year although there is a slight increase in listings from this point last year. Please also see my monthly Lux Market Watch.


The Lease market decreased in all categories largely due to it being the first of the month. The Lease market also remains inverted with leases strongly tied to listings. 

There are currently 3,024 lease properties available in North Texas and Northwest Louisiana. Of those, 151 are priced at $5,000 or more per month. The highest-priced lease is a two-level penthouse condo off Turtle Creek for $35,000 monthly ($420,000 annual lease).
