Inspection Pop-by Gifts

 
My clients and colleagues know I give little pop-by gifts to my clients when we tour homes or whenever I’m in their neighborhood. I also have smaller ones for open houses. Each one comes with a “cheesy” little saying about real estate or my services.

I had the fastest-ever hunt-and-kill for a new home. Consequently, I stacked up some gifts while we were inspecting their future home. They were amused and said I could share their video.

State Fair of Texas


The annual State Fair of Texas has unique features to set it apart from other state fairs. It’s a bucket list item for visitors and new Texas residents. It’s a family tradition for most lifelong Texans. Everything is bigger in Texas!

It is one of the largest state fairs in the U.S. The historic Fair Park covers 277 acres within sight of downtown Dallas. The fair has more than 2,000 vendors, rides, and exhibits. The State Fair of Texas began in 1886. The fair starts on the last Friday of September and greets more than 2 million guests within 24 days. Don’t miss the nightly Starlight Parades, fireworks, acrobats, music and more. It requires more than a day to see it all!

The Big Tex Choice Awards features creative fried foods like cheesecake, butter, Twinkies and even fried beer. This year includes Cotton Candy Bacon on a Stick. The fair is a culinary adventure with new smells and tastes every few feet.

• Historic Location: The fair is held at Fair Park, a historic site with significant Art Deco architecture and numerous museums and iconic sculptures.

• Livestock and Agricultural Exhibits: The Texas State Fair places a strong emphasis on its agricultural roots, showcasing a wide range of livestock, farm products, and horticulture. The scale and quality of these exhibits are particularly impressive.

• Music and Entertainment: The fair offers live entertainment every day with more than 100 acts across three stages, musical acts span genres from country to rock. This includes performances by big-name artists on the main stage as well as local talent.

• Cultural Celebrations: The fair often highlights Texas culture and heritage, including its diverse ethnic traditions, dancing, food and customs. Special events, parades, marionette shows, and exhibits celebrate the state’s unique and broad cultural landscape.

• Carnival Rides and Games: With an extensive selection of rides and games, the fair provides entertainment for all ages. The rides range from thrilling roller coasters to classic carousels. The 212-foot-high Texas Star was the tallest Ferris wheel in North America when it was built in 1985.

• Red River Rivalry: The football game between the University of Texas and Oklahoma University draws fans from the region along with other key games.

• Rodeos: Each rodeo in 2024 in the Fair Park Coliseum is free with admission to the Fair. Rodeos are held on weekends and feature bull riding, bucking horses, cultural specialties and even wild cow milking.

• DART to the Door: Save parking fees and hassles. Ride DART light rail from your town to the gate daily.

•Creative Arts: Texan creative artists are on full display in the Creative Arts Building. Enjoy everything from fine arts to award-winning recipes. Major items include ceramics, designer craftsman, dolls, canning, hobby collections, needlework, sewing, quilts, rugs, photography, scale models and witty shoe dioramas.
Cooking contests are held each morning in the Creative Arts building along with demonstrations.

• Museums: Historic fairgrounds museums include the Women’s Museum, African American Museum, Hall of State, Children’s Aquarium and more.

• Insider secret: Museums typically have the cleanest and least crowded bathrooms at the fair.

Condo Shopping in Big D


A client and I shopped for condos in Downtown Dallas yesterday. If a VA guaranteed loan is an option, ensure the condo property is approved by the VA before looking at it. Otherwise, you’re wasting time (and possibly money). Anyone can verify if the complex is approved or “Not Found” on the VA’s website at no cost.

The first property was The Metropolitan on Main Street. It has excellent views of the Civic Garden and sunset from the west side and an unobstructed view of Main Street on the north side - perfect for people watching. South facing condos can watch the Christmas parade on Commerce St. East facing condos overlook the pool and have a wrap-around view of the Big D skyline from the inside.


The lobby of The Metropolitan is contemporary and has a front desk concierge on duty at all times. The pet-friendly building provides a “lock and leave lifestyle” for residents who want or need the convenience of a property that is managed for extended periods by the staff. No lawn to mow. Security is on duty. Mail and deliveries are accepted by the concierge.

Other amenities include engineering and housekeeping staff, board room, guest suite, theater room, hobby workshop, community lounge, fitness center, laundry, restaurants, nail spa and convenience store.


The Beat Lofts at Southside Station by VSM Development is literally across the street from the DART station and the Dallas Police Administrative headquarters. The north side of the building provides spectacular views of the Dallas Skyline. It has an industrial vibe with exposed duct work, concrete floors and more. The dog-and cat friendly building features a saltwater pool, outdoor kitchen and lounge with a firepit and hot tub. There’s also a fenced dog park next door.

Both of the properties visited were “Approved without conditions” by VA. Others on my clients' short list were “Not Found.” A veteran can choose to get a conventional loan if the property isn’t approved by Veterans Administration (VA). However, it should be the client’s choice rather than a surprise alternative. Details like these are why home buyers who are military veterans should want a REALTOR, who is also a Military Relocation Professional (MRP certified).

When you need a REALTOR in DFW, I’ve Got Your Six!

What does it mean to have someone's six?

Military units use the term “I’ve got your six” as commitment to protect vulnerable flanks while coordinating battlefield missions and actions.

In short, it means “I have your back.” It literally means, "I’m protecting your 6 o’clock position."

The Navy originally used clock directions for open-ocean orientation. Twelve o’clock means directly to the front while 6 o’clock means directly to the rear.

The rear of a unit is most vulnerable. Therefore, units provide cover to allow an allied unit to complete the mission without the worry of being attacked from behind.

Later, fighter pilots used the call over radios to establish air position and protection.

I’m an OPFOR infantry veteran from the Army’s National Training Center. When I have your six, you should feel safe to complete your mission (to sell, buy or lease a home). It’s my duty to protect you throughout your mission and beyond.
