Local Market Housing Statistics - Sept 2026



The weather is still hot, but the housing market is cooling down. The Total Active listings decreased in most reported counties and cities. There is a normal cyclical decline in listings after school starts in August. Almost half of the reported cities are in Buyer Market territory with more than six months of inventory. All three reported counties have inventory around five months.
Denton County increased its Median Listing Price, while each county had a different result in Median Sold Prices. Prosper had the lowest Median Percentages of Original Price at 92.7%, followed closely by Celina at 92.8%. Melissa came closest to the original price at 96.8%, which is about $16K off target on a $500K house.





Of the reported cities, only Plano remains a Seller’s Market with less than four months of inventory. Plano has the lowest reported median days on market at 21 days, while Prosper has the highest at 71 days. Van Alstyne has the highest year-over-year (YOY) inventory increase at 92.0%. Aubrey has the lowest at -16.4% from last year.





McKinney has the most Active homes at 1,218, while Melissa has the fewest at 206. Prosper continues to have the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $230 PSF. Anna is the most affordable reported area this month, with listings at $169 Median PSF.
All three reported counties' median price PSF this month have settled near $197. Dallas County has the most Active properties at 8,051. Dallas County also has the highest median closed percentage of the original listed price at 96.3%.



Nationally, high mortgage rates and affordability are the big drivers. A 30-year fixed conventional loan is nearing 7% (6.995% APR). Consumer confidence is aggravated by the war with Iran, elevated fuel prices, and overall inflation. H-1B visa issues have an outsized effect on the Collin County housing market. The Dallas area received more H-1B approvals from 2020 to 2024 than all metro areas except NYC. Builders say international buyers — many H-1B holders — were 70–75% of new-home sales in Celina in 2021–2025 (HousingWire). One builder reports that share has dropped from about 70% to below 30% (Bloomberg). Overall, North Texas faces cooling sales, flattened prices, and a balanced market between Buyers and Sellers. Locally, Buyers have more choices and Sellers have less leverage.

How to Read Housing Statistics - August 2026


There is no “good” or “bad” market. It is what it is. People always need to buy, sell, and lease homes in every market. Rather than analyzing this month’s numbers in isolation, I’ll explain how you can view and interpret the data for yourself.

Unless a global crisis or macroeconomic shift interferes, the real estate market follows regular seasonal cycles. These are largely influenced by the annual school calendar: buyer activity typically increases starting around spring break (March) and remains elevated through the summer until the new school year begins (August). There is also often a minor uptick in late December through January driven by end-of-year moves, job relocations, or mid-year schedule changes.

Next, let’s understand how the Multiple Listing Service (MLS) calculates the “median.” The median is the exact middle value of a dataset, where half of the numbers fall above it and half below. Using the median prevents extreme outliers—like ultra-luxury sales or foreclosures—from skewing the market picture the way an average would.

• Median Listing Price is the middle asking price for active properties in a specific market (city, county, etc.). The list price represents what sellers are asking for their properties, which may or may not reflect fair market value. Sellers aim to maximize their equity; if properties in a higher price tier aren't moving, sellers may adjust prices or temporarily withdraw luxury listings until demand improves. Changes in inventory supply and seller pricing expectations directly drive the Median Listing Price up or down.

• Median Sold Price is the exact middle sale price among all closed transactions in the dataset for that period. It is not a direct "comparable" for an individual home because it represents an entire city or region. Because real estate transactions typically take 30 to 45 days to close, this metric reflects market agreements struck during the previous month, showing the overall direction home values are moving relative to listing prices.

• Median % of Original Price is the percentage ratio of the final closed sales price divided by the original listing price ($Close Price \div Original List Price$). It indicates how closely final sale prices align with sellers' initial expectations. If this metric drops below 90%, it signals a significant gap between initial list prices and current buyer demand. Additionally, this metric captures the total price movement from the property's original list price through any price reductions, whereas Percent of List Price Received measures only the gap between the final/current list price and the closed price.

• Total Active represents all active residential listings on the MLS during the report period across all property types (single-family, condos, townhomes, land/ranches) and home conditions (resale and new construction). This metric reflects only MLS-listed inventory; many builders market only model or sample homes on the MLS while selling remaining inventory off-MLS at volume.

• Closed Sales represents the exact count of completed transactions finalized through the MLS during the period. Tracking closed sales volume reveals market momentum—when closed transaction volume changes significantly, it impacts inventory absorption rates and pricing metrics across the board.

• Median Days on Market (DOM) measures the middle number of days from initial listing to an Executed contract (not Closed), providing sellers a benchmark for how quickly appropriately priced properties are selling in the current market.

• Median Price per Square Foot Sold is the middle value of the calculated rate ($Sold Price \div Livable Square Feet$) across all closed sales. In rural areas, this number can be higher if purchase prices include significant land/acreage value factored into the home's square footage alone. However, it remains a helpful regional baseline when comparing similar property types across neighboring areas.

• Inventory Months (Months of Supply) measures how many months it would take to sell all current active listings at the current monthly pace of sales. It indicates negotiating leverage: o Less than 4 months: Seller’s market (inventory is low relative to demand) o 4 to 6 months: Balanced market o More than 6 months: Buyer’s market (inventory exceeds current demand)

• YOY Percentage (Year-Over-Year) measures the percentage change of a given metric compared to the exact same period from the previous year. When applied to Months of Inventory, a positive YOY increase indicates that supply is growing relative to sales pace (shifting toward a buyer's market). Conversely, a negative YOY change indicates supply is tightening relative to sales pace (shifting toward a seller's market).

Local Market Housing Statistics - July 2026




The USA celebrates its 250th birthday this week! The housing market also has celebrations and lots of fireworks as we enter July. The Total Active listings increased across all reported counties and cities except Prosper. Half of the reported cities are in Buyer Market territory with more than 6 months of inventory. All three reported counties saw inventory increase to about 4.9 months.






Collin and Denton counties increased their Median Listing Price, while all three had decreased Median Sold Prices. Almost all reporting cities reached reasonable Median Percentages of Original Price above 95%. Celina missed the mark at 93%, and Allen came closest to the original price at 98.3%.





Of the reported cities, only Plano remains a Seller’s Market with less than 4 months of inventory. Plano has the lowest reported median days on market at 18 days, while Van Alstyne has the highest at 64 days. Prosper has the highest year-over-year (YOY) inventory increase at 28.8%. Plano has the lowest at -22.9% from last year.





McKinney has the most Active homes at 1,292, while Van Alstyne has the fewest at 211. Prosper continues to have the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $240 PSF. Anna is the most affordable reported area this month, with listings at $165 Median PSF.
All three reported counties' median price PSF this month have settled at $199. Dallas County has the most Active properties at 7,883. Denton County has the highest median closed percentage of the original listed price at 97.0%.



Inflation and fuel prices continue to create uncertainty for Buyers. Elevated mortgage rates (still in the 6.4–7%+ range) keep affordability stretched. The higher rates cool demand in higher-priced suburbs while outlying areas benefit from relatively lower prices and continued population migration into North Texas.
Sellers in established communities without land for new construction have an advantage with limited supply. Builders have added significant new construction inventory and incentives across the region, creating supply competition for resale homes in growing communities. Buyers have an advantage as resale Sellers adjust to the growing inventory.

Local Market Housing Statistics - June 2026



The World Cup kicks off this month in North America. The housing market also kicked into full gear for June. The Total Active listings increased across all reported counties and cities. Also, Inventory Months increased in all reported areas.

The most obvious indicator is the Year-Over-Year (YOY) Percentage of Inventory Months. Five cities and two counties are in negative numbers. This means they listed fewer houses than this month last year. Meanwhile, five cities are in Buyer Market territory with more than 6 months of inventory. All three reported counties have about 4.8 months of inventory.




Dallas and Denton counties increased their Median Percentage of Original Price. All reporting cities finally reached percentages above 90%, with Allen coming closest to the original price at 98.1%. It’s ideal to list houses at or below expectation and let the market set the sales price. Overpriced homes sit on the market and unnecessarily increase inventory.

All three reported counties remain Neutral Markets overall, with about 4.8 months of inventory. Of the reported cities, only Plano remains a Seller’s Market with less than 4 months of inventory. Prosper has the highest year-over-year (YOY) inventory increase at 38.6%. McKinney has the lowest at -19.6%.




McKinney has the most Active homes at 1,220, while Van Alstyne still has the fewest at 200. Prosper continues to have the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $239 PSF. Anna is the most affordable reported area this month, with listings at $163 Median PSF.

Dallas County median price PSF this month is the highest at $206, while Collin County increased to $199 and Denton County increased to $201. Dallas County has the most Active properties at 7,846. Dallas County got the highest median closed percentage of the original listed price at 97.3%.




Plano and Allen have the lowest reported median days on market at 19 days, while Van Alstyne has the highest at 86 days.

The war with Iran and fuel prices continue to create uncertainty. AI has significantly disrupted the job market by automating routine tasks, displacing some roles while simultaneously creating new ones in tech, data, and AI-related fields. Buyers have a slight advantage, but Sellers continue to want more for their properties than the market supports.

Local Market Housing Statistics - April 2026




The beginning of April brings showers and more closed sales in all reported North Texas cities and counties. Total Active listings are up across all reported counties and cities except Anna. Median listing prices are up across all counties, while individual cities are mixed.

All reported counties increased their Median Percentage of Original Price. Celina had the most significant percentage drop to 87.9% of the original price. Meanwhile, Prosper crept into a Buyer’s Market with 6.2 months of inventory.





All three reported counties are Neutral Markets overall, with slightly more than 4 months of inventory. Of the reported cities, only Plano, Allen and McKinney remain as Seller’s Markets with less than 4 months of inventory.

Prosper has the highest year-over-year (YOY) inventory increase at 24%. McKinney has the lowest at -10.8%. Aubrey’s inventory is static. Plano and Anna are down. All other reported areas showed inventory increases.





McKinney has the most Active homes at 998, while Van Alstyne still has the fewest at 170. Prosper has the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $238 PSF. Anna is the most affordable reported area with Median PSF listings at $165 PSF.

Dallas County median price PSF this month is the highest at $200, while Collin County increased to $194 and Denton County decreased to $193. Dallas County has the most Active properties at 7,152. Dallas County got the highest median closed percentage of the original listed price at 69.7%.





Plano has the lowest reported median days on market at 28 days, while Celina and Van Alstyne have the highest at 93 days.

Historically, listings posted the week of April 14 have seen the strongest buyer demand, the highest listing prices, and the fewest days on the market, according to Realtor.com. This year is historic, but not traditional. The war with Iran and fuel prices have affected interest rates and the real estate market. The 30-year fixed mortgage rates have risen for five consecutive weeks.





Ready, willing and able Buyers need to lock in rates and buy now. Cash Buyers are likely to find bargains soon if market conditions don’t change dramatically. Sellers need to list now if they want to sell this year.

Local Market Housing Statistics - March 2026





Spring brings higher listed prices in almost all reported North Texas cities and counties. This can mean Sellers want more for the same houses, they offer better houses or both. Total Active listings are up across all reported counties and cities except Melissa. Closed sales increased in all reported counties, while they are mixed by city.





All reported counties increased their Median Percentage of Original Price. Anna had the most significant percentage drop below 87.6% of the original price, with Celina close behind at 88.2%.

Collin and Denton counties are Seller’s Markets overall, with less than 4 months of inventory. Dallas County is primarily a Neutral Market 4.3 months of housing inventory. Individual reported cities range from Sellers Markets like Allen at 2.7 months to high Neutral Markets like Anna at 5.6 months. No reported city is in a Buyer’s Market with more than 6 months of inventory.





Aubrey has the highest year-over-year (YOY) inventory increase at 37.5%. McKinney has the lowest at -6.3%. Dallas County has 4.3 months of inventory, while Collin and Denton have 3.7 and 3.9 months, respectively. Anna’s inventory is static. Allen, Melissa and Celina are down. All other reported areas showed inventory increases.





McKinney has the most Active homes at 887, while Van Alstyne still has the fewest at 152. Prosper has the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $236 PSF. Anna is the most affordable reported area with Median PSF listings at $155 PSF.

Dallas and Denton counties have the same median price PSF this month at $197, while Collin County surprises with $193. Dallas County has the most Active properties at 6,875. Dallas got the highest median closed percentage of the original listed price at 95.7%.





Allen has the lowest reported median days on market, at 36 days, while Celina has the highest at 96 days.

Mortgage rates are hovering around 6%, which is the lowest since September of 2022, according to Realtor.com. The Iranian conflict has introduced additional uncertainty to the market.

With the new year, total Active listings are up across all reported counties and cities. Closed sales decreased in all reported counties and cities.

Dallas and Collin counties increased their Median Percentage of Original Price, while Denton County was flat. Celina had the most significant percentage drop below 87.9% of the original price, with Anna close behind at 89.6%.





Most reported areas are Neutral Markets with four to six months of housing inventory. Plano, Allen and McKinney are in Seller’s Markets with less than three months of inventory.

Melissa has the highest year-over-year (YOY) inventory increase at 38.9%. McKinney has the lowest at -6.5%. Dallas has 3.9 months of inventory, while Collin and Denton have 3.5 months. McKinney and Denton inventories are static. All other reported areas showed increased inventory.





McKinney has the most Active homes at 864, while Van Alstyne still has the fewest at 148. Prosper has the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $232 PSF. Aubrey became the most affordable reported area with Median PSF listings at $161 PSF.




All three counties have about the same median price PSF this month, around $191. Dallas County has the most Active properties at 6,421. Dallas got the highest median closed percentage of the original listed price at 95.3%. Plano has the lowest reported median days on market, at 38 days, while Van Alstyne has the highest at 105 days.

Local Market Housing Statistics - January 2026



December is traditionally a “reset month” for the housing market. Many houses are withdrawn from the market to allow Sellers to host gatherings at their homes for the holidays and let the days on market (DOM) reset after 31 days off market.

Consequently, we would expect more expensive occupied homes that have been on the market for a while to be the first to be removed for a reset. These actions create a lower median listing price because there are fewer expensive homes on the market. It also should drop the median number of days on market because these homes could have been on the market more days due to their price point.


Meanwhile, the median price per square foot is expected to increase because smaller homes typically cost more per square foot, assuming all other factors remain equal. After all, a two-level 5,000 sq ft home can be on the same amount of land as a 1,500 sq ft home. The price points can be dramatically different, but the price per square foot should be higher for the smaller house. This difference clearly manifests for all homeowners during tax appraisal season in April.

Anything that goes against these general cyclical trends is noteworthy this month. Specifically, the DOM is mostly up, which indicates more Sellers than expected left houses on the market and may need rather than want to sell, which is good for buyers. Meanwhile, total Active listings are down across all three reported counties and mixed across individual cities. Closed sales increased in Collin and Denton counties.



Dallas and Collin counties decreased their Median Percentage of Original Price. Celina had the most significant sale price percentage drop at 87.1% of the original price. It was joined by Prosper and Van Alstyne as locations offering potential bargains. No reported areas are in strong Buyer’s Markets this month since none have more than six months of inventory.

All reported areas have seasonally reduced inventory levels as expected. Aubrey has the highest year-over-year (YOY) inventory increase at 54.8%. Little Elm has the lowest at -9.8%, while Van Alstyne and McKinney are at 0.0%. Dallas County has 3.7 months of inventory, while Collin and Denton counties have 3.4 months.



McKinney has the most Active homes at 851, while Van Alstyne has the fewest at 137. Prosper has the top Median List and Sold prices. The low percentage of the original price may indicate that many homes are overpriced. Prosper tied Frisco for the highest Median Price Per Square Foot (PSF) at $233 PSF. Anna remains the most affordable Median PSF listings in the reported area at $158 PSF (another decrease from last month).

Collin County has the lowest median price PSF this month at $189. Dallas County has the most Active properties at 6,047. Dallas has the highest median closed percentage of the original listed price at 95% of the list price.



Van Alstyne got the lowest median percentage of the original price at 89.3% (a sharp reversal from last month), while Plano and Denton got 95.3%. Frisco has the lowest reported median days on market, at 43 days, while Van Alstyne has 127 days.

Local Market Housing Statistics - December 2025






We expected a seasonal slowdown in the housing market as folks break for the holidays. Total Active listings are down across all three reported counties and across all individual cities. Closed sales decreased in all reported cities except Prosper and Van Alstyne.





All counties decreased their Median Percentage of Original Price. Celina had the most significant percentage drop below 90% of the original price as inventory remains in the Buyer’s Market. Houses with competitive listing prices move quickly, while overpriced houses get limited or have no traffic.





As stated, Celina and Anna remain in Buyers’ Markets with more than six months of housing inventory. Aubrey has the highest year-over-year (YOY) inventory increase at 51.4%. Anna has the lowest at 1.7%. Dallas has 4.8 months of inventory, while Collin has 4.3 and Denton has 4.4 months. Little Elm’s inventory is static. All other reported areas showed reduced inventory levels compared to last month.





McKinney has the most Active homes at 1,102, while Van Alstyne still has the fewest at 164. Prosper had an interesting month. It has the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $245 PSF. Anna remains the most affordable Median PSF listings in the reported area at $164 PSF (a decrease from last month).



All three counties have about the same median price PSF this month, around $195. Dallas County has the most Active properties at 7,829. All three counties have a relatively low median closed percentage of the original listed price below 95% of the list price. Bargains are available for savvy Buyers.

Van Alstyne got the highest median percentage of the original price at 95.9%, while Celina was at 89.9%. Frisco has the lowest reported median days on market, at 36 days, while Proser has 68 days.

Total Active listings are down across all three counties with mixed reports across individual reported cities. Closed sales decreased in all reported cities except Celina, Plano and Little Elm. All counties increased their Median Percentage of Original Price, while Allen and Denton cities saw modest drops. Houses with competitive listing prices move quickly, while overpriced houses get limited or have no traffic.






Celina and Anna remain in a Buyers’ Market with more than six months of housing inventory. Allen has the highest year-over-year (YOY) inventory increase at 57.1%. Little Elm has the lowest at a notable 0.0%. All three reported counties have about 5 months of inventory. Reported areas have mixed inventory levels compared to last month. Anna remains static.




McKinney has the most Active homes at 1,218, while Van Alstyne has the fewest at 173. Prosper has the top Median List and Sold prices, while Frisco has reclaimed the highest Median Price Per Square Foot (PSF) at $244 PSF. Anna remains the most affordable Median PSF listings in the reported area at $173 PSF.






Collin County has the lowest median price PSF this month at $196, while Dallas dropped to $197, and Denton County decreased to $198. Dallas County has the most Active properties at 8,190. All three counties had a median closed percentage of the original listed price of around 95% of the list price. Bargains are available for savvy Buyers.






Plano got the highest median percentage of the original price at 95.4%, while Celina was at 91.1%. Plano has the lowest reported median days on market, at 37 days, while Van Alstyne has 112 days.

Local Market Housing Statistics - October 2025



Plano got the highest median percentage of the original price at 95.2%, while Celina was at a significant 89.8%. Plano has the lowest reported median days on market at 35 days, while Van Alstyne is at 77 days.

Total Active listings have decreased again in all reporting cities and counties except Celina. Aubrey is flat. Closed sales decreased in all reported cities except Celina, McKinney and Van Alstyne, while Allen is unchanged. Melissa and Van Alstyne increased their Median Percentage of Original Price, while all other reporting locations are down.






Only Celina, Aubrey, and Anna remain in Buyers’ Markets with more than six months of housing inventory. Aubrey has the highest year-over-year (YOY) inventory increase at 77.8%. Van Alstyne has the lowest at -18.3%. All three reported counties have around 4.8 months of inventory. Almost all reported areas have less inventory than last month. Van Alstyne is static, and Anna has increased.







McKinney has the most Active homes at 1,316, while Van Alstyne has the fewest at 177. Prosper has the top Median List and Sold prices, plus the highest Median Price Per Square Foot (PSF) at $238 PSF, which is down for the last two months. Anna has the most affordable Median PSF listings in the reported area at $171 PSF.






Collin County has the lowest median price PSF this month at $197, while Denton dropped to $200 and Dallas County increased to $199. Dallas County has the most Active properties at 8,237. All three counties had a median closed percentage of the original listed price around 95% of list price. Bargains are available for savvy Buyers across the Metroplex.




Job creation was down in September, and the economy slowed. This is negative for employees. The Fed lowered its key interest rate .25 basis points.

The last few months have brought lower rates, and homebuyers feel more confident to enter the market, according to Freddie Mac. The 30-year fixed rate mortgage increased this week but remains below its 52-week average of 6.71%.
