Total Active listings are down across all three counties with mixed reports across individual reported cities. Closed sales decreased in all reported cities except Celina, Plano and Little Elm. All counties increased their Median Percentage of Original Price, while Allen and Denton cities saw modest drops. Houses with competitive listing prices move quickly, while overpriced houses get limited or have no traffic.
Celina and Anna remain in a Buyers’ Market with more than six months of housing inventory. Allen has the highest year-over-year (YOY) inventory increase at 57.1%. Little Elm has the lowest at a notable 0.0%. All three reported counties have about 5 months of inventory. Reported areas have mixed inventory levels compared to last month. Anna remains static.
McKinney has the most Active homes at 1,218, while Van Alstyne has the fewest at 173. Prosper has the top Median List and Sold prices, while Frisco has reclaimed the highest Median Price Per Square Foot (PSF) at $244 PSF. Anna remains the most affordable Median PSF listings in the reported area at $173 PSF.
Collin County has the lowest median price PSF this month at $196, while Dallas dropped to $197, and Denton County decreased to $198. Dallas County has the most Active properties at 8,190. All three counties had a median closed percentage of the original listed price of around 95% of the list price. Bargains are available for savvy Buyers.
Plano got the highest median percentage of the original price at 95.4%, while Celina was at 91.1%. Plano has the lowest reported median days on market, at 37 days, while Van Alstyne has 112 days.
