Inspection Pop-by Gifts

 
My clients and colleagues know I give little pop-by gifts to my clients when we tour homes or whenever I’m in their neighborhood. I also have smaller ones for open houses. Each one comes with a “cheesy” little saying about real estate or my services.

I had the fastest-ever hunt-and-kill for a new home. Consequently, I stacked up some gifts while we were inspecting their future home. They were amused and said I could share their video.

State Fair of Texas


The annual State Fair of Texas has unique features to set it apart from other state fairs. It’s a bucket list item for visitors and new Texas residents. It’s a family tradition for most lifelong Texans. Everything is bigger in Texas!

It is one of the largest state fairs in the U.S. The historic Fair Park covers 277 acres within sight of downtown Dallas. The fair has more than 2,000 vendors, rides, and exhibits. The State Fair of Texas began in 1886. The fair starts on the last Friday of September and greets more than 2 million guests within 24 days. Don’t miss the nightly Starlight Parades, fireworks, acrobats, music and more. It requires more than a day to see it all!

• Music and Entertainment: The fair offers live entertainment every day with more than 100 acts across three stages, musical acts span genres from country to rock. This includes performances by big-name artists on the main stage as well as local talent.

• Cultural Celebrations: The fair often highlights Texas culture and heritage, including its diverse ethnic traditions, dancing, food and customs. Special events, parades, marionette shows, and exhibits celebrate the state’s unique and broad cultural landscape.

• Carnival Rides and Games: With an extensive selection of rides and games, the fair provides entertainment for all ages. The rides range from thrilling roller coasters to classic carousels. The 212-foot-high Texas Star was the tallest Ferris wheel in North America when it was built in 1985.

• Rodeos: Each rodeo in 2024 in the Fair Park Coliseum is free with admission to the Fair. Rodeos are held on weekends and feature bull riding, bucking horses, cultural specialties and even wild cow milking.

•Creative Arts: Texan creative artists are on full display in the Creative Arts Building. Enjoy everything from fine arts to award-winning recipes. Market Statistics - Sept 2024

 

Did you know mortgage rates dropped from a national average of 7.89% in November 2023 to as low as 5.86% for well-qualified Buyers as of this morning? After a slow summer, houses are still available but expect Buyers to get the good ones soon while they have more buying power.

Most reported areas remain strong Sellers’ Markets with less than six months of housing inventory. Gunter and Van Alstyne remain Buyers’ Markets with 7.4 months of housing inventory each – down from previous months. Van Alstyne also has the highest year-over-year (YOY) inventory increase at 138.7% - down from 232% last month. All other markets are below 100% YOY with Melissa only showing a modest increase of 6.2%. Dallas, Collin and Denton counties all had YOY inventory decreases since last month but increased more than 50% from last year.

McKinney has the most Active homes at 966 while Gunter has the fewest at four. Prosper has the highest Median List Price and highest Median Sold Price. Frisco has the highest Median Price Per Square Foot (PSF) at $255 PSF. Aubrey has the most affordable Median PSF listings in the reporting area at $188 PSF.

Dallas County’s days on market are 24 while Collin and Denton counties have noticeably increased. Dallas County has the lowest median price per square foot this month at $207 while Collin and Denton counties are tied at $215 PSF. Dallas County has the most Active properties with 6,822. All three reported counties have a median closed percentage of the original listed price greater than 96%.

Plano got the highest median percentage of original price at 97.5% while the city of Denton closely followed at 97.0%. August traditionally marks the end of the cyclical house-shopping season. Most Buyers with families want to settle before school starts. A slowdown was expected. Anecdotally, there was an increase in housing activity as we moved toward September.

Market Statistics - August 2024






Between the Olympics, vacations and back-to-school preparations, now is a great time for Buyers to take advantage of the inventory-rich housing market in North Texas.






Most reported areas are strong Sellers’ Markets with less than six months of housing inventory. Gunter and Van Alstyne remain strong Buyers’ Markets with more than nine and eight months respectively of housing inventory. Van Alstyne also has the highest year-over-year (YOY) inventory increase of 232%. Anna had the next highest YOY increase at 103.8%. Dallas and Collin counties showed YOY inventory increases of more than 60% while Denton County had 42%.






McKinney has the most Active homes at 965 while Gunter has the fewest at eight. Prosper has the highest Median List Price, highest Median Sold Price and is tied with Frisco for the highest Median Price Per Square Foot (PSF) at $252 PSF. Aubrey has the most affordable PSF listings in the reporting area at $193 PSF.






The city of Denton got the highest median percentage of original price at 98.0% while Plano closely followed at 97.9%. July traditionally has the highest closings of the year. However, sales seemed to have anecdotally slowed beyond the cyclical normal this year.






Collin and Denton counties' days on market are in the low 20s while Dallas County is at 19. Dallas County has the lowest median price per square foot this month at $209 while Collin and Denton counties are tied at $216 PSF. Dallas County has the most Active properties with 6,628. All three reported counties have a median percentage of the original listed price greater than 97.2% with Denton County at 97.7%.

Market Statistics - July 2024




Gunter and Van Alstyne have become strong Buyers’ Markets with more than nine and eight months respectively of housing inventory in each while the remainder of the reported areas are strong Sellers’ Markets. Van Alstyne also has the highest year-over-year (YOY) inventory increase of 200%. Frisco had the next highest YOY increase at 90.5%. Dallas and Collin counties showed YOY inventory increases of more than 60% while Denton County had 44%.





McKinney has the most Active homes at 889 while Gunter has the fewest at eight. Gunter also has the highest median list price at $1,149,840 and the highest median listing price per square foot (PSF) at $284. Aubrey has the most affordable PSF listings in the reporting area at $192 PSF.





Plano gets the highest median percentage of original price at 98.3% while Denton closely follows at 98.2%. Sellers priced to sell or buyers paid what it takes to win multiple offer situations. June is traditionally the busiest month to write real estate contracts. July traditionally has the highest closings of the year before the summer shopping season stabilizes.





Dallas, Collin and Denton counties' days on market are in the low 20s. Dallas County has the lowest median price per square foot this month at $207. Dallas County has the most Active properties with 6,339. All three reported counties have a median percentage of the original listed price greater than 97.5% with Denton County at 98.1%.

Market Statistics - May 2024




Most of the reported area remains in a strong Sellers’ Market. However, Gunter has joined Van Alstyne as Buyers’ Markets with more than six months of housing inventory. Van Alstyne also has the highest year-over-year inventory increase of 144.8% while Frisco had a surprising surge of 130.8%. All three reported counties showed a year-over-year inventory increase of more than 50%. Melissa is the only city reporting significantly less than last year at -20%.




McKinney has the most Active homes at 737 while Gunter has the fewest at 41. The median listing price in Prosper is nearly as high as the prices in Gunter while the cost per square foot (psf) is significantly higher. Frisco has the highest median listing price at $250 psf while Anna has the most affordable of this area at $193 psf.



Anecdotally, there has been an increase in buyer activity at open houses and an increase in multiple-offer situations for properly priced Sellers. The bargains that Buyers enjoyed in high-demand cities during the winter months seem to be gone. Buyers should expect to pay fair market prices with limited concessions from Sellers.

Frisco and McKinney both hit 100% of the median percentage of the original price. This combined with the significantly larger number of properties on the market may indicate a willingness of Sellers to move regardless of mortgage rate changes. Either sellers are pricing to sell or buyers are willing to pay what it takes to win in multiple offer situations.




Dallas, Collin and Denton counties (below) continued to have significant drops in days on the market from as high as the upper 30s two months ago to the middle teens. Denton and Dallas counties are tied as the most affordable this month at $214 psf - $6 more than last month or $12,000 more for a 2,000 sf house. Collin County had a modest increase of $1 psf since last month. Dallas County has the most Active properties with 5,320. All three reported counties are close to getting a median of about 98% of the original listed price.

Market Statistics - April 2024




Most of the reported area remains in a Sellers’ Market except Van Alstyne, which remains a Buyers’ Market with 7.1 months of inventory. Van Alstyne also has the highest year-over-year inventory increase of 129% followed by McKinney at 75%. Plano and Melissa have the least inventory at 2.0 months. Melissa had the most significant year-over-year inventory drop at -45.9% with Aubrey following at -20.7%.

 




McKinney has the most Active homes at 661 while Gunter has the fewest at 11. Gunter had an eye-popping median sales price of more than a million dollars for its 30 active properties while its cost per square foot is still lower than Frisco and Prosper.



Dallas, Collin and Denton counties had significant drops in days on market from as high as the upper 30s to the lower 20s. Denton and Dallas counties are tied as the most affordable this month at $208 per square foot (psf) while Collin County increased since last month to get $216 psf. Dallas County has the most Active properties with 4,971. All three reported counties are close to getting a median of about 98% of the original listed price.

Market Statistics - March 2024




Most of the reported area remains in a Sellers’ Market except Van Alstyne, which hit a Buyers’ Market with six months of inventory. Van Alstyne also has the highest year-over-year inventory increase of 93.5%. Plano and Melissa have the least inventory at 1.7 months and more than a 50% year-over-year inventory drop in each city.




Frisco has the most Active homes at 405 while Gunter has the fewest at 33. There was only ONE sale in Gunter this month. At only 1.7 months of inventory, Melissa has the lowest YOY months of inventory percentage at -56.4%. Aubrey and Anna are flat at 0% YOY. All other cities and all counties showed positive growth. Dallas and Collin counties are still near 30 days on market while Denton County is at 37 days. Denton County is generally the most affordable this month at $203 per square foot (psf) while Collin County gets $214 psf. Dallas County has the most Active properties with 4,596. All three reported counties are close to getting a median 97% of the original listed price.




The Fed will end the bank term funding program (BTFP) on 11 March 2024. This emergency lending program was a response to customer withdrawal runs and the failures of Signature, Silvergate and Silicon Valley regional banks as well as Credit Suisse in Europe in March 2023. BTFP allowed banks to use bonds as collateral to borrow from the central bank.

New safety rails were installed to minimize liquidity problems that led to the downfall of Bitcoin-friendly banks in Silicon Valley. However, the end of BTFP could create higher lending rates and constrain credit availability. It could also possibly lead to higher mortgage rates and more strict credit rules while many folks were waiting for rates to drop.




Nonetheless, the Federal Deposit Insurance Corp. (FDIC) is still limited to $250,000 per customer per institution. If customers didn’t resolve this situation in the last year. It could be a problem for some when BTFP is removed.

Without getting too deep in the weeds, the Overnight Reverse Repurchase Agreement – a low-risk injection of liquidity into the system by banks and the Fed - is also expected to end this year. It could end as early as March but is most likely to end later in the year. In short, if you’re waiting for rates to drop, you may wait a long time. Get a house now.

February 2024 Local Housing Market Update




The entire reported area remains in a Sellers’ Market with less than six months of inventory except for Gunter (see below). Frisco, Plano and Melissa remain critically low with less than two months of supply of houses (inventory).

All the counties and almost half of the reported cities showed positive growth in Year-Over-Year inventory. Days on market are hovering around 30 days by county. Dallas County is generally the most affordable at $199 per square foot (psf) while Collin County is getting $208 psf.




On 31 Jan. 2024, the Fed said they will hold rates steady until they see more improvements against inflation. The next proposed action may take place in March. Each 1% change in mortgage rates equates to about 10% in buying power. The general expectation is that a 1% drop may happen by December – depending on inflation.

When the rate drop is significant enough to get many Buyers off the fence, prices are expected to increase due to a historic housing shortage and pent-up demand.



For example, a 1% drop may allow a buyer to go from shopping for a $500K to a $550K house, it’s also likely to increase the price of the $500k house to $550K or more. Gunter leads the pack in several conflicting directions. It is the only reported city that has a Buyer’s Market of inventory at 6.2 months. It also has the fewest days on market at nine days. Additionally, it has the highest median listing price at $994,000. Finally, it has the lowest number of Active properties at 35. Gunter is north of Celina and in Grayson County.




The news out of Grayson County has been staggering lately. BNSF Railway put plans on hold for the Texas logistics facility outside Gunter. They already have more than 900 acres of land. However, all Gunter city council members quit and the city manager is gone over the proposed annexation. So, there will be no new building permits until there’s a new city council to approve them. The earliest special election is scheduled for May.

The Hard Rock Hotel, conference center, beaches and residences are coming to Lake Texoma (Oklahoma side) in 2026. It plans to have a casino.





The Massive $6B Margaritaville resort will be built at Texoma (Texas side) with resort, retail, restaurants, 7,500 luxury to multifamily plots, upscale marina and more. Investors need to move fast if they want anything in Grayson County. I can help.

January 2024 Local Housing Market Update



Happy New Year!

The entire reported area remains in a Sellers’ Market with less than six months of inventory. Most of the reporting areas have less than three months of inventory with Plano, Frisco, Melissa and Denton dipping below two months.



Prosper has the highest overall Median Listing Price, Price Per Square Foot and Median Sold Price. Frisco has the second highest Price Per Square Foot and Median Sold Price while Gunter is second for Median Listing Price. Denton has the lowest Listing Price of the selected cities while it had a 19.2% year-over-year inventory drop. Year-over-year inventory for Aubrey is down 40.6% while Van Alstyne had the only increase of 27.3%.



Dallas County houses sold faster and still have a significantly lower Median Listing Price than Collin or Denton counties. Surprisingly, Dallas County has more months of inventory available than the other reported counties. Denton and Collin counties’ statistical trends are similar with Collin County generating slightly higher Median Prices Per Square Foot Sold.



The Fed said they may lower rates as many as three times during 2024 depending on inflation. This means lower mortgage rates are possible. Each 1% of mortgage rate change equals about 10% of buying power (both increased or decreased). When rates drop, more Buyers are expected to surge into the market.



A historic housing shortage should heat up competition for existing houses as rates drop, which will exacerbate shortages and probably increase prices.

December Local Housing Market Update




The entire reported area remains in a Sellers’ Market with less than six months of inventory. Because many Buyers are interested in eastern Denton County homes, I added market statistics for the cities of Denton, Aubrey and Little Elm.

Prosper still has the highest overall price per square foot while Gunter is second. Denton has the lowest price of the selected cities. Year-over-year inventory for Melissa is down 56% while Plano had the only increase - a modest 5% year-over-year percentage change. Plano also has the fewest months of inventory homes available at 2.1 months.



Dallas County has a significantly lower median list price than Collin or Denton counties. Dallas County also has the fewest months of inventory and the highest number of homes available. Houses are also selling fastest in Dallas County. Denton and Collin counties have the same Seller’s advantage with lower supplies for demand. Collin County still demands the highest prices per square foot.






Cash Buyers and Buyers without a house should move now. Buyers should act now while there is inventory and relative price stability. When rates drop, more Buyers are expected to surge into the market.





Homeowners should sell now if they don’t need a mortgage to purchase their next house. Sellers who are rightsizing to smaller, better and newer properties are at a distinct advantage. They can leverage their home equity to purchase as all-cash buyers in this market. Additionally, Sellers with an “extra” house due to inheritance or marriage can liquidate those assets quickly if it is properly priced and marketed by a professional REALTOR.

October Local Housing Market Update

Prosper has the overall highest price per Sq. Ft. and Anna is the lowest. Year-over-year inventory for Melissa is down 40% while Gunter increased by 34%. Gunter returned to a Buyers’ Market with 6.3 months of inventory with a significant month-over-month drop in the Median Listing Price especially compared to the Median Sold Price. Plano and McKinney have the fewest months of inventory homes available.

Dallas and Denton counties are about equal for median prices per Sq Ft. Dallas County has slightly more months of inventory and the highest number of homes available, but houses are selling faster than Denton and Collin counties. Denton County has a slight Seller’s advantage with a lower supply for demand. Collin County still demands the highest prices per Sq. Ft. as construction booms across the county and new residents arrive daily.
