Gunter and Van Alstyne have become strong Buyers’ Markets with more than nine and eight months respectively of housing inventory in each while the remainder of the reported areas are strong Sellers’ Markets. Van Alstyne also has the highest year-over-year (YOY) inventory increase of 200%. Frisco had the next highest YOY increase at 90.5%. Dallas and Collin counties showed YOY inventory increases of more than 60% while Denton County had 44%.
McKinney has the most Active homes at 889 while Gunter has the fewest at eight. Gunter also has the highest median list price at $1,149,840 and the highest median listing price per square foot (PSF) at $284. Aubrey has the most affordable PSF listings in the reporting area at $192 PSF.
Plano gets the highest median percentage of original price at 98.3% while Denton closely follows at 98.2%. Sellers priced to sell or buyers paid what it takes to win multiple offer situations. June is traditionally the busiest month to write real estate contracts. July traditionally has the highest closings of the year before the summer shopping season stabilizes.
Dallas, Collin and Denton counties' days on market are in the low 20s. Dallas County has the lowest median price per square foot this month at $207. Dallas County has the most Active properties with 6,339. All three reported counties have a median percentage of the original listed price greater than 97.5% with Denton County at 98.1%.
