Market Statistics - April 2024




Most of the reported area remains in a Sellers’ Market except Van Alstyne, which remains a Buyers’ Market with 7.1 months of inventory. Van Alstyne also has the highest year-over-year inventory increase of 129% followed by McKinney at 75%. Plano and Melissa have the least inventory at 2.0 months. Melissa had the most significant year-over-year inventory drop at -45.9% with Aubrey following at -20.7%.

 




McKinney has the most Active homes at 661 while Gunter has the fewest at 11. Gunter had an eye-popping median sales price of more than a million dollars for its 30 active properties while its cost per square foot is still lower than Frisco and Prosper.



Dallas, Collin and Denton counties had significant drops in days on market from as high as the upper 30s to the lower 20s. Denton and Dallas counties are tied as the most affordable this month at $208 per square foot (psf) while Collin County increased since last month to get $216 psf. Dallas County has the most Active properties with 4,971. All three reported counties are close to getting a median of about 98% of the original listed price.
