Local Market Housing Statistics - October 2025



Plano got the highest median percentage of the original price at 95.2%, while Celina was at a significant 89.8%. Plano has the lowest reported median days on market at 35 days, while Van Alstyne is at 77 days.

Total Active listings have decreased again in all reporting cities and counties except Celina. Aubrey is flat. Closed sales decreased in all reported cities except Celina, McKinney and Van Alstyne, while Allen is unchanged. Melissa and Van Alstyne increased their Median Percentage of Original Price, while all other reporting locations are down.






Only Celina, Aubrey, and Anna remain in Buyers’ Markets with more than six months of housing inventory. Aubrey has the highest year-over-year (YOY) inventory increase at 77.8%. Van Alstyne has the lowest at -18.3%. All three reported counties have around 4.8 months of inventory. Almost all reported areas have less inventory than last month. Van Alstyne is static, and Anna has increased.







McKinney has the most Active homes at 1,316, while Van Alstyne has the fewest at 177. Prosper has the top Median List and Sold prices, plus the highest Median Price Per Square Foot (PSF) at $238 PSF, which is down for the last two months. Anna has the most affordable Median PSF listings in the reported area at $171 PSF.






Collin County has the lowest median price PSF this month at $197, while Denton dropped to $200 and Dallas County increased to $199. Dallas County has the most Active properties at 8,237. All three counties had a median closed percentage of the original listed price around 95% of list price. Bargains are available for savvy Buyers across the Metroplex.




Job creation was down in September, and the economy slowed. This is negative for employees. The Fed lowered its key interest rate .25 basis points.

The last few months have brought lower rates, and homebuyers feel more confident to enter the market, according to Freddie Mac. The 30-year fixed rate mortgage increased this week but remains below its 52-week average of 6.71%.
