Local Market Housing Statistics - February 2026





With the new year, total Active listings are up across all reported counties and cities. Closed sales decreased in all reported counties and cities.

Dallas and Collin counties increased their Median Percentage of Original Price, while Denton County was flat. Celina had the most significant percentage drop below 87.9% of the original price, with Anna close behind at 89.6%.





Most reported areas are Neutral Markets with four to six months of housing inventory. Plano, Allen and McKinney are in Seller’s Markets with less than three months of inventory.

Melissa has the highest year-over-year (YOY) inventory increase at 38.9%. McKinney has the lowest at -6.5%. Dallas has 3.9 months of inventory, while Collin and Denton have 3.5 months. McKinney and Denton inventories are static. All other reported areas showed increased inventory.





McKinney has the most Active homes at 864, while Van Alstyne still has the fewest at 148. Prosper has the top Median List and Sold prices, as well as the highest Median Price Per Square Foot (PSF) at $232 PSF. Aubrey became the most affordable reported area with Median PSF listings at $161 PSF.




All three counties have about the same median price PSF this month, around $191. Dallas County has the most Active properties at 6,421. Dallas got the highest median closed percentage of the original listed price at 95.3%. Plano has the lowest reported median days on market, at 38 days, while Van Alstyne has the highest at 105 days.
