Market Watch - 28 May 2021

Since last week, New Listings and Under Contract have decreased while Pending increased and Sold Properties were flat. Meanwhile, Lease Listings and Pending Leases are flat while written Leases are down largely due to lack of inventory.

The single-family resale average Days On
Market is at a historic 5-day mark. Properly 
marketed houses are going fast!

I’ve included a Days On Market (DOM) trend for single-family resale houses from the last three years. DFW sells faster than many other areas of the country, but this week is historic fast. Most properly marketed houses are currently selling over asking price in two or fewer days.

The entire North Texas MLS has an average DOM of 5 days. This average includes 713 houses priced over $1 million and one home in Arlington that’s been on the market since 16 Oct. 2014 (2,280 DOM).

If you need to lease, be ready to move fast! There are currently 934 Active single-family lease listings in the entire North Texas area. Of those, 30 are priced at more than $5,000 per month. The highest is stunning at $49,000 per month.
