Most school districts started their 2024-2025 academic year or are deeply into back-to-school activities. Many communities also revolve around the school year. Let’s examine how education and individual schools hold a community together.

A school district influences factors such as property values, educational quality, community reputation, and the area’s attractiveness to families with children. It can also reduce crime rates.

NAR Settlement Reality


The National Association of REALTORS settlement doesn't change much in Texas. REALTORS and our brokers in Texas already adhered to a Code of Ethics and clearly stated who we represented and could negotiate compensation. What has changed?

• The representation agreements for both Buyers and Sellers have new text added to reassert that compensation is negotiable.

• A Buyer representation agreement must be signed before touring homes. No REALTOR can open a door without a representation agreement.

• A new document is required in each residential transaction to acknowledge agent compensation terms. The Addendum Regarding Brokers' Fees is signed by both the Buyer and Seller and becomes part of the contract to purchase residential property.

• Open houses remain the same. Represented clients and customers without a representation agreement can still visit open houses without additional paperwork. I'll have plenty of cookies and treats for everyone!

School Accountability Ratings Blocked for 5th year


Judge Karin Crump in Travis County blocked the Texas Education Agency (TEA) from releasing this year's Accountability System results. The A to F system is based on students' standardized test scores. It allows an evaluation of the districts and individual schools to the State of Texas Assessments of Academic Readiness (STAAR) standard.

Identify Your Client by Ref# in NTREIS

If you are a REALTOR and get a reverse prospecting notice with a Client Ref#, here's how you identify the specific client:

• Open Matrix.
• From dashboard, hover over the “My Matrix” tab at the top of the page.
• Click on “Contacts.” A new window will open.
• Scroll to bottom of the page to locate the number of results per page.
• Click the downward arrow beside “25” and choose “100.”
• With your cursor over the names, hold down the Ctrl key and scoll the mouse wheel until the Ref#s appear on the right side of the screen.
• Hold down Ctrl + “F” at the same time to open a search box at the top of the screen.
• Type the Client Ref# into the search box. The system should highlight that reference number to identify your specific client.

Market Statistics - August 2024






Between the Olympics, vacations and back-to-school preparations, now is a great time for Buyers to take advantage of the inventory-rich housing market in North Texas.






Most reported areas are strong Sellers’ Markets with less than six months of housing inventory. Gunter and Van Alstyne remain strong Buyers’ Markets with more than nine and eight months respectively of housing inventory. Van Alstyne also has the highest year-over-year (YOY) inventory increase of 232%. Anna had the next highest YOY increase at 103.8%. Dallas and Collin counties showed YOY inventory increases of more than 60% while Denton County had 42%.






McKinney has the most Active homes at 965 while Gunter has the fewest at eight. Prosper has the highest Median List Price, highest Median Sold Price and is tied with Frisco for the highest Median Price Per Square Foot (PSF) at $252 PSF. Aubrey has the most affordable PSF listings in the reporting area at $193 PSF.






The city of Denton got the highest median percentage of original price at 98.0% while Plano closely followed at 97.9%. July traditionally has the highest closings of the year. However, sales seemed to have anecdotally slowed beyond the cyclical normal this year.






Collin and Denton counties' days on market are in the low 20s while Dallas County is at 19. Dallas County has the lowest median price per square foot this month at $209 while Collin and Denton counties are tied at $216 PSF. Dallas County has the most Active properties with 6,628. All three reported counties have a median percentage of the original listed price greater than 97.2% with Denton County at 97.7%.

I’m honored to live in Frisco and work in the surrounding communities. Many of these communities have legendary educational systems and produce curious, confident, and compassionate students. Those students are well-prepared for lifelong learning and equipped with critical thinking, creativity, and strong interpersonal skills.

The REALTORS and staff at Keller Williams North Country Realty would love to help every school in our vast North Texas service area, but we must focus our assistance on the highest needs. Tioga ISD needs our help this year. Please join me and give what you can to help this small community.

Tioga ISD has an 89 of 100 rating with the Texas Education Agency. The students do well academically. However, the district is in financial distress. Tioga ISD is a Title 1 school district.

A Title 1 district in Texas is a school district that receives supplemental funding from the Elementary and Secondary Education Act (ESEA) to improve education programs for students from low-income families. The goal of Title 1 funding is to ensure that all children - especially those who are low-achieving - have an equal opportunity to a high-quality education.

According to the Tioga ISD website, “The Tioga ISD has been assigned an Accredited-Warned status due to the ratings assigned to the district in the state’s financial accountability rating system (FIRST). Specifically, the Tioga ISD was assigned a 2021 (Fiscal Year 20) and 2022 (Fiscal Year 21) financial accountability rating of F-Substandard Achievement on FIRST (Financial Integrity Rating System of Texas).”

In other words, they need financial help while they continue to produce high academic results. We can help by providing much-needed school supplies to help the students and teachers achieve to their highest abilities.

Tioga ISD teachers begin Staff Workdays on 15 August 2024. Students start classes on 27 August 2024.
