McKinney has the most Active homes at 956 while Gunter has the fewest at 41. Prosper had the highest Median List price and Median Sold Price. Frisco has the highest Median Price Per Square Foot (PSF) at $242 PSF. Anna has the most affordable Median PSF listings in the reporting area at $180 PSF.
Dallas County’s days on market increased to 29 while Collin and Denton counties remained near 35. Dallas County has the lowest median price per square foot this month at $206 while Collin and Denton counties are at $209 and $212 PSF. Dallas County has the most Active properties with 7,189. All three reported counties have a median closed percentage of the original listed price near 96%.
Plano got the highest median percentage of original price at 97% while Van Alstyne surprised for a second month at 88.9%. Plano also has the lowest reported median days on market at 28 days.
Mortgage rates have crept upward each week during October with better-than-expected employment reports. Many buyers have waited for the national election results earlier this week to indicate the country’s possible future economic direction. The Fed lowered the funds rate by 0.25% on Thursday. Fed Chairman Jerome Powell suggested that smaller rate cuts would be possible later if the data supported it.
