McKinney has the most Active homes at 897 while Gunter has the fewest at 44. Prosper had the highest Median List price and Median Sold Price. Frisco has the highest Median Price Per Square Foot (PSF) at $256 PSF. Anna has the most affordable Median PSF listings in the reporting area at $173 PSF.
Dallas and Denton counties days on market increased to 30 and 37 respectively while Collin decreased to 33 days. Dallas County has the lowest median price per square foot this month at $204 while Collin and Denton counties are at $209 and $208 PSF. Dallas County has the most Active properties with 6,914. All three reported counties have a median closed percentage of the original listed price near 96%.
Plano got the highest median percentage of original price at 96.9% while Van Alstyne slid farther at 86.2%. Plano also has the lowest reported median days on market at 20 days while Van Alstyne stretched to 109 days.
December and January historically reset the housing market as holiday spending, property taxes and cold weather deplete buyer resources. The months of February through May have a cyclical uptick in sales as tax returns augment down-payment funds and the weather improves.
