Gunter replaced Allen for this year’s reports. The new groupings are associated with major highways and shared borders.
All reported areas are Sellers’ Markets with less than six months of housing inventory. Celina has the highest year-over-year (YOY) inventory increase at 104% and Little Elm has the lowest at 4%. Dallas, Collin and Denton counties all had cyclical YOY inventory decreases. All have a median of about three months of inventory while the YOY percentage changes are dramatically different this month.
McKinney has the most Active homes at 754 while Melissa has the fewest at 134. Prosper had the highest Median List price and Median Sold Price. Frisco has the highest Median Price Per Square Foot (PSF) at $253 PSF. Anna has the most affordable Median PSF listings in the reporting area at $171 PSF.
Collin and Denton counties days on market increased to 42 while Dallas only increased to 36 days. Denton County has the lowest median price per square foot this month at $204 while Dallas and Collin counties are at $205 and $210 PSF respectively. Dallas County has the most Active properties with 5,647. Dallas County had a median closed percentage of the original listed price at 96.2% while Collin and Denton counties were 95.4% and 95.8% respectively.
Plano got the highest median percentage of original price at 96.9% while Van Alstyne remains low at 89.1%. Plano also has the lowest reported median days on market at 30 days while Van Alstyne is at 104 days.
December and January historically reset the housing market as holiday spending, property taxes and cold weather deplete buyer resources. The months of February through May have a cyclical uptick in sales as tax returns augment down-payment funds and the weather improves.
