Market Statistics - March 2025


Let the March Housing Madness begin! All reported areas are Sellers’ Markets with less than six months of housing inventory. Melissa has the highest year-over-year (YOY) inventory increase at 129.4% and nearby Van Alstyne has the lowest at -23.6%. Collin and Denton counties have 3.4 and 3.5 months of inventory respectively while Dallas County has 3.9 months.

McKinney has the most Active homes at 859 while Melissa has the fewest at 153. Prosper keeps the highest Median List price and Median Sold Price again. Proper also surged to capture the highest Median Price Per Square Foot (PSF) at $270 PSF. Anna has the most affordable Median PSF listings in the reporting area at $175 PSF.

Collin and Denton counties' days on market are 45 while Dallas is at 39 days. Dallas County has the lowest median price per square foot this month at $200 while Denton and Collin counties are $204 and $206 PSF respectively. Dallas County has the most Active properties at 6,555. Dallas County had a median closed percentage of the original listed price at 96.4% while Collin and Denton counties were 96.6% and 96.2% respectively.

Plano got the highest median percentage of original price at 98.3% while Van Alstyne remains low at 87.5%. Allen has the lowest reported median days on market at 20 days while Van Alstyne is at 153 days.

Total Active listings have increased in all reporting cities while Closed sales decreased in all reporting cities and counties. More houses were expected to enter the market this month. The lower Closed sales statistics may indicate insufficient housing inventory rather than a lack of Buyer demand.

Low inventory and high demand lead to increased prices as we head into the spring buying season. February through May have a cyclical uptick in sales as tax returns augment down-payment funds and the weather improves. If the government provides a tax rebate as discussed, buyers could combine it and tax returns to boost down payments and supercharge the market again. Buyers need to move before too many Buyers return to the market.
