McKinney has the most Active homes at 987 while Melissa has the fewest at 170. Prosper keeps the highest Median List price and Median Sold Price again. Proper also has the highest Median Price Per Square Foot (PSF) at $255 PSF. Anna has the most affordable Median PSF listings in the reporting area at $174 PSF.
Collin and Denton counties' days on market are 32 and 34, while Dallas is at 25 days. Dallas and Denton counties have the lowest median prices per square foot this month at $205, while Collin County is at $206. Dallas County has the most Active properties at 7,025. Dallas County had a median closed percentage of the original listed price at 96.7%, while Collin and Denton counties were at 96.5%.
Plano got the highest median percentage of original price at 98.0%. Van Alstyne finally is comparable to surrounding cities at 94.9%. Plano has the lowest reported median days on market at 17 days, while Van Alstyne is at 114 days.
Total Active listings have increased in all reporting cities except Anna. Closed sales also increased in all reporting cities and counties except Van Alstyne. More houses should enter the market this month as the week of April 14 has historically seen the strongest buyer demand, highest listing prices and fewest days on market, according to Realtor.com.
The U.S. government levied tariffs worldwide on April 2, 2025. The baseline “reciprocal” tariffs are a minimum of 10% on most imports paid in tariffs to the U.S. government. The Tax Foundation estimates the baseline tariffs could raise about $2 trillion in U.S. government income.
It will take time for tariffs to affect the housing market in a measurable way. Expect new construction to feel the tariffs first and strongest. Meanwhile, homeowners and sellers will also pay more as they repair and upgrade their homes.
The National Association of Home Builders (NAHB) estimates that residential construction imports about 10% of building materials. This combination indicates a 1% minimum increase is possible for each new construction house. NAHB members expect the tariffs to cost their members about $7,500 to $10,000 per single-family home. Goods from China – including building materials - will have tariffs of 54% and further raise prices.
This could have a short-term benefit for preowned houses currently on the market as they become both more affordable and valuable in comparison to new construction. As existing inventory is sold, preowned housing prices could increase. House buyers should move quickly if they wish to avoid paying more.
