Market Statistics - May 2025

 


Total Active listings have increased in all reporting cities and counties. Closed sales had an unexpected decrease in all reporting counties, while mixed by city. 

 Prosper, Celina and Anna are Buyers’ Markets with more than six months of housing inventory. Melissa has the highest year-over-year (YOY) inventory increase at 140.9%. Nearby Van Alstyne has the lowest at -28.6%. All three reported counties have about four and a half months of inventory. All reported areas have more inventory than last month, which is cyclical for spring.





McKinney has the most Active homes at 1,242, while Van Alstyne has the fewest at 196. Prosper has soaring Median List and Sold prices. Proper also has the highest Median Price Per Square Foot (PSF) at $268 PSF. Anna has the most affordable Median PSF listings in the reporting area at $181 PSF.




Collin and Denton counties' days on market are 27, while Dallas is at 24 days. Dallas and Collin counties have the lowest median prices per square foot this month at $208, while Denton County is at $209. Dallas County has the most Active properties at 7,842. All three counties had a median closed percentage of the original listed price of about 97%.




Plano got the highest median percentage of original price at 98.5%. Allen has the lowest reported median days on market at 14 days, while Van Alstyne is at 64 days.



Local homeowners should have gotten their 2025 tax assessments shortly after April 15th. If not, check your county Central Appraisal District (CAD). Homeowners residing in a property need to verify that their Texas Homestead Exemption is still in effect every five years to claim their $100,000 exemption. Property owners have until May 15th to dispute their property taxes through the CAD. Learn more about Texas Tax Exemptions here.
