Local Market Housing Statistics - June 2025





Total Active listings have increased in all reporting cities and counties. Closed sales also increased in all reported counties and cities except Melissa.





Prosper, Celina and Aubrey are Buyers’ Markets with more than six months of housing inventory. Melissa has the highest year-over-year (YOY) inventory increase at 123.1%. Nearby Van Alstyne has the lowest at -35.4%. All three reported counties have more inventory, at about five months. All reported areas except Anna and Little Elm have more inventory than last month, which is cyclical for early summer.





Dallas and Denton counties' days on market are 25, while Collin County is at 27 days. Dallas and Denton counties have the lowest median price per square foot this month at $205, while Collin County is at $208. Dallas County has the most Active properties at 8,174. All three counties had a median closed percentage of the original listed price of about 97%.





McKinney has the most Active homes at 1,420, while Van Alstyne has the fewest at 201. Prosper keeps the top Median List and Sold prices, plus the highest Median Price Per Square Foot (PSF) at $251 PSF. Anna has the most affordable Median PSF listings in the reported area at $170 PSF.







Allen got the highest median percentage of the original price at 98.1%. Allen also has the lowest reported median days on market at 19 days, while Van Alstyne is at 79 days.
