Total Active listings have decreased in all reporting cities and counties except Anna. Closed sales decreased in all reported cities except Allen and Denton, while Van Alstyne is unchanged. Aubrey increased its Median Percentage of Original Price, while all other reporting locations are down. Houses with competitive listing prices move quickly, while overpriced houses get limited or no traffic.
Only Anna remains in a Buyers’ Market with more than six months of housing inventory. Aubrey has the highest year-over-year (YOY) inventory increase at 91.4%. Van Alstyne has the lowest at -30.0%. All three reported counties have about 5 months of inventory. Almost all reported areas have less inventory than last month. Anna is static.
McKinney has the most Active homes at 1,415, while Van Alstyne has the fewest at 184. Prosper has the top Median List and Sold prices, plus the highest Median Price Per Square Foot (PSF) at $240 PSF, which is down from last month. Anna has the most affordable Median PSF listings in the reported area at $173 PSF.
Dallas County has the lowest median price PSF this month at $198, while Collin dropped to $203 and Denton County increased slightly to $205. Dallas County has the most Active properties at 8,351. All three counties had a median closed percentage of the original listed price around 95% of list price. Bargains are available for savvy Buyers.
Denton got the highest median percentage of the original price at 96.6%, while Celina was at 91.8%. Plano has the lowest reported median days on market at 29 days, while Celina is at 57 days.
The Fed is expected to lower rates slightly later this month. This would be the first change since it cut 25 basis points (0.25%) on 18 December 2024.
