   When considering a new-build purchase, it's vital that you DON'T REGISTER WITH THE BUILDER WITHOUT A REALTOR.
   If you register without a Realtor, you often waive your ability to have a no-cost, professional Realtor on your side. You have accepted the builder's agent and will be treated like a customer. Instead, let the Realtor register for you. This ensures you have an agent with you - at no cost to you - through the process. DON'T PAY FOR SERVICES THAT YOU DON'T GET!

   Not only do you get my knowledge and experience in your transaction, but you get the strength of our entire brokerage behind you. Builders understand the importance of keeping our Clients happy.

   When purchasing a new home, you'll want a professional Realtor on your side!  The builder has sales agents to help you, but those agents owe their duties to their employer. You are a "customer" to them.
   After we sign a Buyer's Representation Agreement, you are my "Client!" I owe my fiduciary duties of obedience, loyalty, disclosure, confidentiality, accounting, reasonable care and diligence to YOU. You get much more than simple representation. I have your back through the entire process and beyond.
   Even better, you get all this service at no cost to yourself. The builder already factored the Realtor's fee into their advertising budget as part of the total cost of the house. There is no advantage to using the builder's agent when you can have your own professional Realtor looking out for your best interests at no cost to you.
   Because Realtors do several transactions with the same builders throughout the year, the builders offer incentives for our Clients that a single customer won't get. The builder won't have any future communication with the buyer after a single purchase. However, they want to ensure Realtors return for more houses with stories about happy Clients.
   They certainly want to keep working with our brokerage.
