Gunter and Van Alstyne remain Buyers’ Markets with more than six months of housing inventory while the remainder of the reported areas are strong Sellers’ Markets. Van Alstyne also has the highest year-over-year inventory increase of 182.1% while Little Elm also had a significant increase of 116.7%. All three reported counties showed year-over-year inventory increases of more than 50%. Melissa remains the only city reporting significantly less inventory than last year at -10.3%.
McKinney has the most Active homes at 835 while Gunter has the fewest at nine. Prosper has the highest median list price at $917,000 and Gunter has the highest median listing price PSF at $270 while Anna is the most affordable in this area at $183 psf.
Frisco gets the highest median percentage of original price at 99.4% while Plano closely follows at 99.3%. Either sellers are pricing to sell or buyers are willing to pay what it takes to win in multiple offer situations as the final months of the summer shopping season arrive.
Dallas, Collin and Denton counties' days on market remain in the middle teens. Surprisingly, Collin County has the lowest median price per square foot this month at $215. Dallas County has the most Active properties with 5,791. All three reported counties have a median percentage of the original listed price greater than 98%.
