New USDA Income Limits

USDA defines the orange area is "urban," while all other areas are "rural."

USDA announced new income limits for the DFW Metropolitan Statistical Area. It is below $134,900 for 1-to-4-person families and below $178,100 for 5+ family members. Other North Texas areas are below $119,820 and below $158,250, respectively. The orange areas of the map are “urban.” The light areas are “rural” and eligible for USDA loans. The thumbtack is my office in Celina, Texas.

USDA loans are $0 down payment loans guaranteed by the government. The purpose is to have people with lower incomes move to “rural” areas with more affordable homes. The borrower will still be responsible for the closing costs, which are about 2.5% of the sales price. This can sometimes be negotiated for the Seller to pay.
