Let's Drill Into Bits

A drill is often the first power tool a person owns at their home. It’s incredibly useful, relatively inexpensive and not extremely dangerous. Modern cordless drills make holes or quickly drive a variety of screw heads for weekend home improvement projects or self-assembly furniture. They can also be used with a socket set when working with nuts and bolts, quickly stir large buckets of paint or cut smooth small holes.

What is a drill?
A drill is any machine or hand tool with a rotating or reciprocating hammer used to operate the drill instrument. Technically, a drill is an instrument with an edged or pointed end to bore or otherwise make holes. Meanwhile, a drill bit is an interchangeable instrument that has a head, blade and shank and is attached at the upper end of the shank to a rotary tool’s chuck, a variable clamp.

Drill history
Early drill bits (drill instruments) date back to 35,000 B.C. and were made of bone, stones, shells and wood. In the 13th century, drill bits were made of sharpened metal twisted around a central shaft.

The first bore drill was used in Egypt in 3,000 B.C. Romans used hand-powered auger drills. The first stationary electric drill was invented in 1889 in Australia. In 1894, a portable drill was created in Germany and revolutionized many industries. Now, we have cordless rotary and hammer drills, which are rotary with a hammer motion. Hammer drill bits have a notch near the shank top.



Interchangeable drill bits often include (clockwise from top) hex drivers, socket drivers, hole saw mandrel (including saw in center), countersink twist bit, spade bit, Brad point twist bit, split point titanium coated twist bit, carbide glass/tile bit, insert driver bits, carbide tipped masonry bits, and a variety of hammer drill drive adapter bits.


Types of Drill Bits

Twist bits are most common. They are good for drilling through wood, plastic, light metal, ceramic and masonry. Twists help remove wood chips. These are often coated or reinforced with harder metals or even diamond particles to improve strength or prolong use and blade sharpness.

Driver bits and adapters come in a variety of head types to speed installation of screws, bolts and other fasteners.

Countersink drill bits are used in cabinetry and fine woodwork projects where screw heads must be flush with the surface or completely hidden with a plug. Spade bits are used to bore larger holes in wood for electrical, plumbing and woodwork projects.

Masonry bits are used on concrete, bricks and mortar (bonding material between bricks). They work best with a hammer drill but can function with DIY home rotary drills.

Brad point bits are for furniture and cabinet construction because they leave a flat bottom and clean edge.

Tile/glass bits are used on non-tempered glass and ceramic tiles. Use only at slow speeds. The pointed tip minimizes “walk” of the bit from a starting point. Mandrel and hole saw are mainly used in building, renovation and repairs. Dedicated saw sizes are used to cut a circular plug out of wood, metal, tile or masonry.

Materials and Finishes
Drill bit manufacturing materials and coatings include high speed steel (HSS), titanium, cobalt, carbon tipped, or carbide tipped (tungsten and titanium). Black oxide coating helps resist rust. Diamond tips are used for glass and rocks.

LUX Market Watch for August 2022


The luxury market had increases in Active Option Contract and Closed Properties while there were decreases in Listings and Pending.

New Listings dropped for a second month yet remain slightly above Closed. Considering the trajectories, expect the lux market to invert again. Anecdotally, buyer demand remains while seller pricing is inflated and the primary cause of excess inventory.

According to the National Association of REALTORS, Texas saw the highest percentage of institutional buyers of residential home purchases in 2021 at 28%. Dallas County has the second-highest number of investors at 43% with the highest share of renters nationally at 50% and a rent growth of 64%. Investment properties include high-end single-family homes as well as high rise residences.

For the record, Texas is a “non-disclosure state.” This means that although agents must report and share the sales prices to the Multiple Listing Service (MLS), we don't publicly disclose that information – directly or indirectly. Texas REALTORS states, "It means that the state government, including local appraisal districts, cannot force anyone to provide the sales price to it." However, agents can talk about the last listed price since it is public knowledge.

The property with the highest list price to enter the market this month is an incomplete new construction home in Highland Park. It is listed at $13,900,000. It is a Mediterranean style 9,501 Sq. Ft. 5 bed, 6.1 bath house with a 3-car garage on a nearly half-acre corner lot.

The highest closed property is unusual this month. It’s technically 37.614 acres of land in Celina listed at $8,750,000. The highest priced actual luxury property to close this month was listed at $7 million. It is a 5 bed, 5.3 bath with a pool and four garage spaces on 4.54 acres in Southlake.

There are currently 38 Active luxury lease properties in North Texas with list prices of $10,000 or more per month. The highest listing price for a lease is a 4 bed, 5.1 bath with a 4-car garage, no pool and a 5-stall barn with a tack room, bathroom and office on 4.9 acres in Colleyville for $27,500 per month.

Condo Shopping in Big D


A client and I shopped for condos in Downtown Dallas yesterday. If a VA guaranteed loan is an option, ensure the condo property is approved by the VA before looking at it. Otherwise, you’re wasting time (and possibly money). Anyone can verify if the complex is approved or “Not Found” on the VA’s website at no cost.

The first property was The Metropolitan on Main Street. It has excellent views of the Civic Garden and sunset from the west side and an unobstructed view of Main Street on the north side - perfect for people watching. South facing condos can watch the Christmas parade on Commerce St. East facing condos overlook the pool and have a wrap-around view of the Big D skyline from the inside.


The lobby of The Metropolitan is contemporary and has a front desk concierge on duty at all times. The pet-friendly building provides a “lock and leave lifestyle” for residents who want or need the convenience of a property that is managed for extended periods by the staff. No lawn to mow. Security is on duty. Mail and deliveries are accepted by the concierge.

Other amenities include engineering and housekeeping staff, board room, guest suite, theater room, hobby workshop, community lounge, fitness center, laundry, restaurants, nail spa and convenience store.


The Beat Lofts at Southside Station by VSM Development is literally across the street from the DART station and the Dallas Police Administrative headquarters. The north side of the building provides spectacular views of the Dallas Skyline. It has an industrial vibe with exposed duct work, concrete floors and more. The dog-and cat friendly building features a saltwater pool, outdoor kitchen and lounge with a firepit and hot tub. There’s also a fenced dog park next door.

Both of the properties visited were “Approved without conditions” by VA. Others on my clients' short list were “Not Found.” A veteran can choose to get a conventional loan if the property isn’t approved by Veterans Administration (VA). However, it should be the client’s choice rather than a surprise alternative. Details like these are why home buyers who are military veterans should want a REALTOR, who is also a Military Relocation Professional (MRP certified).

Lux Market Watch – July 2022


The luxury market saw all indicators decreased. New Listings have dropped off yet remain higher than closed properties. This means inventory increased in the luxury market. The highest closed property was listed at $9.825 million for an 8 bed, 10.3 bath home with a media room, game room and gym on 4.828 acres in Southlake.

The highest listed price on the MLS remains $43 million for an exquisite 6 bed, 8.3 bath estate with a 10-car garage on 1.84 acres in University Park. It entered the market on 23 May 2022; however, there has been no price improvement.

The Fed raised interest rates .75% again in July. Meanwhile, mortgage rates went from 5.7% at the end of June to 5.3% by the end of July.

There are currently 39 Active luxury lease properties in North Texas with list prices of $10,000 or more per month. The highest listing price for a lease is still a 6 bed, 5.2 bath with a 6-car garage and pool on 2 acres in Flower Mound for $30,000 monthly.
