Let’s Decrypt Extensions

Everything beyond the period (dot) in a file name is the file extension. File extensions are a way to identify the type and format of a file. Below are some key points to know about file extensions. Familiarize yourself with common file extensions along with their meanings and functions to enhance your digital literacy and cybersecurity.

File Extension Information
File Type Identification: File extensions typically consist of a period (dot) followed by a few letters or numbers at the end of a file name (e.g., “document.docx”). They help both users and operating systems identify the type of file and associate it with the appropriate program for opening or handling.

Associated Programs: Each file extension is associated with specific programs that can open or interpret files of that type. Format Information: File extensions often provide information about the format of the file such as .jpg, .PDF or .mp3.

Compatibility: File extensions are important for compatibility. Some programs may only recognize or open certain file types, and using the correct extension ensures proper handling.

File Compression: File extensions can also indicate whether a file is compressed such as .zip and .rar extensions.

Web Development: In web development, file extensions like .html and .css are crucial. They indicate the type of content and how it should be interpreted by web browsers.

Security Considerations: Be cautious about file extensions in email attachments or downloads. Some malicious files may have deceptive extensions (e.g., .exe files disguised as .pdf).

Changed Extensions: Changing a file extension doesn’t change the file format or actual file content. For example, renaming a .txt file to .jpg doesn’t convert the text content to an image.

Hidden Extensions: Some operating systems may hide file extensions by default. It’s a good practice to enable the display of file extensions to avoid confusion with similarly-named files.

File Extension Programs and Functions
Below are examples of the countless file extensions. Each is associated with specific programs and functions. .txt means text. It’s associated with plain text editors and files.

.doc, .docx means document. It is associated with Microsoft Word and Google Docs. Its function is word processing. 

.xls, .xlsx is associated with Microsoft Excel and Google Sheets. Its function is spreadsheets often with specific formulas. 

.ppt, .pptx is associated with Microsoft PowerPoint and Google Slides. Its function is presentation files.

.pdf means Portable Document Format. It is associated with Adobe Acrobat and various PDF readers. It helps documents that should look the same on any device.

.jpg, .jpeg means Joint Photographic Experts Group. It is associated with image viewers and Adobe Photoshop. Its function is to compress, view and share digital images.

.png means Portable Network Graphics. It is associated with image viewers and Adobe Photoshop. It is commonly used for web graphics. .gif means Graphics Interchange Format. It is associated with web browsers and image viewers. It is often used for simple animations. 

.mp3 is associated with media players. Its function is to create and store compressed audio file formats.

.mp4 is associated with video players and video editing software. Its function is to create and store compressed video file formats. 

.html means Hypertext Markup Language. It is associated with web browsers and text editors used to create web pages.

.css means Cascading Style Sheets. It is associated with web browsers and text editors. It is used to style HTML documents.

.exe means executable file. It is associated with Windows or any other executable software. Its function is to launch a program or installer.

.zip is associated with WinZip and 7-Zip compression tools. It functions along with a compressed archive file.

Beware of Hackers
Practice good cybersecurity hygiene and be cautious when handling files from untrusted sources. Use reputable antivirus software, keep your operating system and software up to date, and be wary of unexpected or unsolicited email attachments - especially if they come from unknown sources.

Hackers often employ tactics to disguise malicious files and payloads. A specific file extension doesn’t automatically make a file malicious. However, some extensions are more commonly associated with potentially harmful content used by attackers: .exe (executable files), .vbs (Visual Basic Scripting code), .js (JavaScript), .bat (Batch), .ps1 (PowerShell), .dll (Dynamic Link Library), .scr (Screen Saver), .zip or .rar (compressed archives), .html (HTML), and macro-enabled documents such as .docm, .xlsm, .pptm. Malicious macros are used in phishing campaigns.

October Local Housing Market Update

Prosper has the overall highest price per Sq. Ft. and Anna is the lowest. Year-over-year inventory for Melissa is down 40% while Gunter increased by 34%. Gunter returned to a Buyers’ Market with 6.3 months of inventory with a significant month-over-month drop in the Median Listing Price especially compared to the Median Sold Price. Plano and McKinney have the fewest months of inventory homes available.

Dallas and Denton counties are about equal for median prices per Sq Ft. Dallas County has slightly more months of inventory and the highest number of homes available, but houses are selling faster than Denton and Collin counties. Denton County has a slight Seller’s advantage with a lower supply for demand. Collin County still demands the highest prices per Sq. Ft. as construction booms across the county and new residents arrive daily.

Know Your Water

Understanding water is essential for residents and visitors alike. Some key issues that everyone should know about water are sources, quality, scarcity, hardness, conservation, restrictions, types of water and treatments.

Water Issues 

 Variability in Water Sources: Many regions rely on surface water from lakes and reservoirs and groundwater from aquifers. Water sources vary by location and understanding the source of your water is important for water quality and conservation efforts.

Water Quality: Water treatment facilities ensure tap water meets safety and quality standards. Residents can access quality reports (Consumer Confidence Reports) from water providers.

Water Hardness: Hard water can create limescale buildup in plumbing and appliances. Water softening can mitigate issues.
Hard water contains a relatively high concentration of calcium (Ca2+) and magnesium (Mg2+) ions, usually in the form of calcium carbonate (CaCO3) and magnesium carbonate (MgCO3).

Water Scarcity: Conserve water by adhering to water restrictions and using water-efficient appliances during droughts.
Water conservation is vital in dry climates. Water conservation includes repairing leaks, drought-tolerant landscaping, and responsible water use. Municipalities implement water use restrictions during droughts or water shortages to limit outdoor water use for lawn irrigation and car washing. 

Stormwater Management: Many regions can experience heavy rainfall, which can lead to floods. Understand local stormwater management and flood zones for safety and property protection.

Environmental Awareness: To protect humans and wildlife along with their ecosystems, avoid polluting water bodies with chemicals, trash, or hazardous materials. 

Local Water Utilities: Know your local water utility provider and their services. They can provide information about water rates, billing, and water conservation programs.

Water Testing: Private wells should be tested to ensure safety and quality. Private well owners are responsible for water quality. 

Emergency Preparedness: Have a plan for water storage and purification in case of emergencies or natural disasters that disrupt the water supply. 

Types of Water

The quality and availability of water can vary across different regions due to geological, environmental, and regulatory factors. Water quality and safety should be closely monitored by local authorities and water utilities to ensure residents have access to clean and safe drinking water.

Tap Water: Municipalities provide tap water to residents and businesses. Tap water often comes from reservoirs, groundwater wells, or a combination of both. It is treated for safety and quality.

Surface Water: Lakes and reservoirs are used for drinking water, recreational activities, and flood control.

Groundwater: Groundwater comes from underground aquifers. Groundwater is often tapped through wells. The Trinity Aquifer is one of the major aquifers in North Texas. Rainwater: Homeowners and businesses collect rainwater for non-potable uses, such as irrigation and landscaping.

Spring Water: Natural spring water is considered a pristine source of drinking water due to its natural filtration through rock layers.

Wastewater: After use, water becomes wastewater or sewage. Wastewater is treated at wastewater treatment plants to remove contaminants before being discharged into rivers or reused.

Irrigation Water: Agricultural areas irrigate. This water can be sourced from wells, surface water, or treated wastewater.

Water Treatments
Water Softening: To remove calcium and magnesium (water hardness), water softeners can be installed in your plumbing system. They use ion exchange resins to replace these minerals with sodium or potassium ions. Soft Water is 0-60 mg/L (milligrams per liter) of calcium carbonate. Hard water has 121-180 mg/L.

Filtration: Filtration systems, such as activated carbon filters or sediment filters, can help remove particles, including iron, manganese, and sediment, from your water. Reverse Osmosis Systems: Reverse Osmosis systems purify water with the use of a semipermeable membrane. The membranes remove many minerals including calcium, fluoride, magnesium and sodium.

Chemical Treatment: Chemical treatments may be required for specific mineral issues like sulfur or certain types of iron. For example, chlorination can help with sulfur removal.

Distillation: Water is distilled when it is boiled to condense the steam. It removes minerals and impurities. The effective method often requires more energy than other water filtration methods.

Market Statistics - September 2023




While there are pockets with more statistical housing inventory like Gunter, most of northeastern DFW has about 2.5 months of inventory and remains a Seller’s Market. The highest median price per square foot (PSF) among these cities is Prosper at $248 PSF while Van Alstyne is more affordable at $184 PSF.



Collin County median prices remain the highest while Dallas County is more affordable. The sales-to-listing price percentage remains at about 98% throughout the region. Dallas County had a measurable year-over-year increase in inventory while Collin and Denton county remained flat as a whole. However, all the measured cities except Plano saw reduced year-over-year (YOY) inventory. Van Alstyne had the most significant drop in inventory with a -34% YOY reduction.

Fate Welcome Home Video

 
Congratulations to my amazing VA buyer clients in Fate!

The small town of Fate in Rockwall County had a population of 299 in 1920. It still had a modest population of 497 in 2000. However, it ballooned to 17,958 by 2020. The mixed-use downtown revitalization project has revolutionized the space from a typical small town to a destination.
